What actually determines what you pay

Every property price you see advertised is a starting point, not a final figure. What separates the number on a broker's message from the number you actually transfer is a set of charges that follow predictable rules once you know them — stamp duty and registration are fixed by state government schedules, GST applies only to under-construction property and only on the agreement value, floor rise is a per-square-foot premium builders set for height, and society charges cover a mix of one-time deposits and pass-through costs. None of this is secret; it is published in RERA disclosures, state stamp duty acts and builder cost sheets. It is just rarely added up in one place before you commit. The calculator above does that arithmetic for your city, price and loan terms. The reference below explains what each component actually is, so the numbers make sense rather than just appearing.

Stamp duty & registration

Stamp duty is charged by the state on the higher of your agreement value or the government's ready reckoner rate — typically 5–7%, plus 1% registration. Maharashtra charges 6% stamp duty plus 1% registration in most municipal areas. Rates and rebates for women buyers or first-time buyers vary by state, so an identical flat can carry a different bill just by crossing a state border.

GST on under-construction property

GST applies at 5% (1% for affordable housing) only to under-construction property, charged on the agreement value rather than the carpet-area price. Ready-to-move flats with an occupancy certificate are exempt entirely — a distinction that can swing your total cost by lakhs depending on where in the construction cycle you buy.

Floor rise & PLC

Floor rise is a per-square-foot premium builders add for height, often ₹25–50/sq ft per floor above a base level, and it rarely shows up in the headline rate. Preferential Location Charges (PLC) work the same way for park-facing, corner or lower-floor units — legal and disclosed, but easy to miss when comparing two units by base price alone.

The costs builders bury

Beyond taxes, expect a formation deposit, a year or more of maintenance paid upfront, legal and documentation fees, water and electricity connection charges, and parking or club membership costs — together often 8–12% of the property value. None of these appear in the advertised price, and most builders list them only on page three of the cost sheet.
