Built for buyers who want clarity
Buying a home in India comes with hidden costs that builders don't always explain upfront. We built this calculator to change that.
Why we built this
When you walk into a builder's office and ask "how much does this flat cost?", you get a number. But that number is rarely the number you actually pay.
By the time you add floor rise charges, parking, amenity fees, society registration, GST, stamp duty, and registration, the real cost can be 20–35% higher than the base price quoted. And the upfront cash component often isn't even discussed openly.
We built House Pricing Calculator to give buyers a transparent, complete picture of what a property truly costs — before they buy anything.
What makes us different
Complete cost picture
We account for every charge — floor rise, upfront cash, GST, stamp duty, registration, parking, amenities, and society fees.
India-specific
Built for the Indian market with correct GST rules, state-wise stamp duty rates, and local conventions.
Completely private
Everything runs in your browser. We never store your property details, loan amounts, or personal information.
Free, forever
No sign-up, no paywall, no premium tier. Transparent pricing information should be accessible to everyone.
Who this is for
First-time buyers
Understand a builder's cost sheet before you sign anything. No more surprises on registration day.
Property investors
Compare two properties on actual all-in cost, not just headline price per square foot.
NRIs
Evaluate Indian real estate from abroad with a full breakdown that accounts for all local charges.
How we keep this accurate
Cross-checked against official sources
Stamp duty, GST, and Ready Reckoner figures are checked against state IGR portals and government notifications, not just aggregator sites that may be outdated.
Revised when the rules change
When a state revises a rate or a policy actually changes, we update the affected page and its "last updated" date — we don't leave stale figures live.
Transparent about limits
Where a figure is a reasonable estimate rather than an official rate, we say so. This tool is informational, not a substitute for advice from a CA or the sub-registrar's office.
